How we care for our properties
1. Urban Collection imposes strict compulsory guidelines that must be signed, prior to booking confirmation.
These guidelines include, but are not limited to:
a. Maximum number of booked guests
b. No extra guests
c. No parties
d. No pets
e. No smoking
f. Imposed quiet hours
g. Government Identification screening
h. Agreement to any and all Owners Corporation' rules and regulations.
2. Our services provide routine professional cleaning which occurs:
a. After every turnover
b. Weekly cleaning – occupants of +7 nights
c. Deep cleans – every 3 months
d. Maintenance cleans – post repair stains, spills, etc.
Additionally, should it be requested; Urban Collection shares post cleaning assessed photos to owners via Property Manager’s so owners can remain comfortable and confident their property is taken care of. This is much more frequently than is legally required by the Residential Tenancy Act 1997 (VIC), which requires 6-month intervals.
3. Property damage is less likely to occur within our business structure than a traditional lease.
Clients are rated by the condition of the property post occupancy. This determines the likelihood of further bookings within Urban Collection and competitors, encouraging good behaviour.

> Corporate professionals
> Travelling couples
> Small families
b. Guidelines clients commit to prior to occupancy.
4. We also offer proactive maintenance for minor repairs at no cost to owners including:
a. Blinds
b. Taps
c. Drains
d. Wall sockets
e. Scuff marks
And in the unlikely instance any damage should occur, Urban Collection has its own insurance that covers up to $3 million in property damages.
